THE PROBLEM We discovered this beautiful Victorian detached villa in the heart of Edinburgh’s upmarket Grange area to be in a stable yet poorly maintained condition. All the original pointing had been replaced by Portland cement and there was well established vegetation and algae growth.
LIMERICH'S SOLUTION We undertook our repairs in several stages and over a period of 3 years as budgets allowed, as follows:
careful cleaning of the building using a controlled method of mild bleach cleaning and scrubbing using natural bristle brushes
all cement was hand-picked from the building and replaced with an appropriate specification of lime mortar
stones in a poor structural condition were replaced to match their surroundings
stones that were structurally sound but had lost their original appearance were re-faced using a custom lime mortar, produced in-house
areas where we found moisture travelling through the masonry had created voids in the mass walling, so we ‘lime grouted’ them to replace the washed out particles thus reinstating the structure back to a solid mass of stone and lime
mid and high level cornice was protected with a lead covering
